The Lazy Manatee Rules Agreement
We’re so glad you decided to stay at The Lazy Manatee! To help ensure a safe, relaxing, and enjoyable stay for all guests- and to respect our neighbors- the following house rules apply to every reservation and form part of our rental agreement.
Occupancy & Guest Limits
The Lazy Manatee accommodates a maximum of 8 overnight guests.
Only guests listed on the reservation may stay overnight.
The total number of guests on the property must match your reservation at all times.
Age requirement for reservation/rental must be at least 30 years of age.
Noise & Neighborhood Respect
-The Lazy Manatee is located in a nice, quiet, residential area with full-time neighbors.
- Please be advised that sound is audible beyond rental property lines and is regulated by the City’s Noise Ordinance. Any violation of the Noise Ordinance could result in fines for the occupants.
-QUIET HOURS are from 9:00 p.m. to 7:00 a.m.
-Please keep noise at respectful levels, especially outdoors and in the lanai area.
-The Lazy Manatee is intended for family-friendly stays only. Parties, events, or large gatherings are not permitted.
Smoking, Vaping, & Drug Use
-Smoking and vaping are not permitted inside the home, in screened areas or on artificial grass.
-Guests who choose to smoke must do so off property and dispose of materials properly.
-Violations may result in additional cleaning fees and/or termination of the stay.
Children & Safety
Families are welcome at The Lazy Manatee.
-Children must be supervised at all times, especially around bunk beds, outdoor areas, wet surfaces, the driveway, pool and spa.
Pool, Spa & Yard Safety
-Children Must always be supervised near the water.
-No diving, running, or rough play in the pool area.
-No glass is permitted around the pool or spa. Please use the plastic cups provided.
-Use safety handrails at all times.
-Please do not tamper with pool equipment, valves, or heater settings.
-Pool and spa use is at the guests’ own risk.
-Please keep play within the designated areas.
-Do not enter the neighbors yard to retrieve balls. Extra balls are provided.
-Please use all outdoor games and amenities responsibly and respectfully.
Trash
-Trash bins are provided for guest use.
-All trash must be bagged before being put in bin.
-Trash service comes twice weekly on Mondays and Thursdays
PLEASE TAKE TRASH TO CURB THE NIGHT BEFORE PICK UP
Parking & Vehicles
-2 car parking is available in the driveway.
-Do not block sidewalks or neighbor’s driveways.
-Recreational vehicles, boats, and trailers are not permitted.
Check-in & Check-out
Check-in: 4p.m.
Check-out: 10a.m.
Before departure please:
-Please set thermostat to 75 degrees.
-Dispose of trash in proper bins.
-Please load all dirty dishes in dish washer and start it.
-Please place any dirty towels by washer and dryer.
-Turn off all lights and electronics.
-Lock all doors and windows.
Damages & Incidentals
Guests are responsible for damages, missing items, or issues caused by misuse, negligence, or violation of these House Rules beyond normal wear and tear. This includes, but is not limited to:
-Plumbing blockages from improper disposal
-Water damage from fixtures being left running
-Damage caused by misuse of appliances, grills, or fire features
-Tampering with systems or equipment
Accidents are reviewed on a case-by-case basis. Please report any issue immediately to help prevent further damage.
Liability & Assumption of Risk
-Guests assume full responsibility for their own safety and the safety of their party during their stay.
-The Host is not liable for accidents, injuries, illnesses, or loss of personal belongings.
-This includes risks related to bunk beds, slips, falls, wet surfaces, uneven ground, wildlife, outdoor areas, or nearby construction activity.
-Children must be supervised at all times.
-Travel insurance is strongly recommended.
