Cedar & Coast ("Cedar & Coast," "we," "us," or "our") is incorpoarted under JMP2565 LLC operated by Cedar & Coast, LLC. Manager: Kym Mix, located at 7600 Freedom Ave. NW, North Canton, OH 44720. We offer short-term vacation rental accommodations, including "The Lazy Manatee" in Bradenton, Florida. By accessing our website or submitting a form, you agree to these Terms & Conditions.

2. Bookings and Reservations

Reservation requests submitted through our website or LeadConnector are inquiries and are not confirmed until you receive written confirmation from us. Rates, availability, deposits, and cancellation terms are provided at the time of booking and are incorporated into these Terms by reference. Guests are responsible for accurate booking information and for compliance with property rules, occupancy limits, and check-in/check-out times.

3. Third-Party Booking Platforms

Reservations made through third-party platforms such as Airbnb or Furnished Finder are also governed by those platforms' own terms, policies, and communication rules. These Terms apply to bookings and communications made directly with us.

4. Guest Responsibilities

You agree to use the property responsibly, to respect neighbors and community rules, and to be liable for any damage caused during your stay beyond normal wear and tear. We reserve the right to refuse or cancel a booking where these Terms are violated.

5. SMS / Text Messaging Terms

We offer two separate types of SMS communications, each requiring its own opt-in. Consenting to one does not opt you into the other, and neither is a condition of any purchase or booking.

Customer Care & Support Messages. By providing your mobile phone number and opting in through our customer care form, you consent to receive SMS text messages from Cedar & Coast related to your booking inquiry, reservation details, check-in/check-out information, and related guest service communications.

Marketing & Promotional Messages. By separately opting in through our marketing form, you consent to receive marketing and promotional SMS messages from Cedar & Coast, including special offers, discounts, seasonal availability, and new listing updates, among others, at the phone number provided.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All the above categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

6. Intellectual Property

All content on our website — including text, images, logos, and the Cedar & Coast name — is owned by or licensed to us and may not be reproduced without permission.

7. Limitation of Liability

To the fullest extent permitted by law, Cedar & Coast is not liable for any indirect, incidental, or consequential damages arising from use of our website, our forms, or your stay. Our total liability is limited to the amount you paid for the applicable booking.

8. Changes to These Terms

We may update these Terms & Conditions from time to time. Continued use of our website or services after changes are posted constitutes acceptance of the revised Terms.

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles.
