Guest shall pay a refundable Security Deposit in the amount of $500.00 (the "Security Deposit") prior to check-in. The Security Deposit is intended to secure Guest's performance under this Agreement and is not an advance payment of rent.
Owner may deduct from the Security Deposit amounts reasonably necessary to cover:
Damage to the Property or its furnishings beyond ordinary wear and tear;
Missing, broken, or stolen furniture, appliances, electronics, linens, towels, keys, garage door openers, remotes, or other property;
Excessive cleaning required because the Property was left in an unusually dirty or unsanitary condition;
Odor remediation resulting from smoking, vaping, or unauthorized pets;
Costs incurred due to unauthorized guests, parties, events, or occupancy exceeding the maximum permitted number of occupants;
Lost keys or lockout service charges;
Charges for excessive utility use resulting from Guest negligence or misuse;
Fines or charges assessed against Owner due to Guest's violation of applicable laws, homeowners' association (HOA) rules, condominium rules, or community regulations, to the extent legally recoverable; and
Any unpaid amounts due under this Agreement.
Owner or Owner's representative will inspect the Property after Guest's departure. Guest is encouraged to notify Owner before departure of any accidental damage that occurred during the stay.
Provided there are no deductions, the Security Deposit will be refunded within 14 calendar days after Guest's departure using the original method of payment whenever practicable.
If deductions are made, Owner will provide Guest with an itemized statement describing the deductions and will refund any remaining balance of the Security Deposit within the same period or as soon as reasonably practicable.
Guest remains responsible for the full cost of repairing damage or replacing property if the total amount of loss exceeds the Security Deposit.
Guest shall not be responsible for ordinary wear and tear resulting from normal use of the Property.
The Security Deposit does not limit Owner's right to pursue recovery of additional damages or other remedies available under this Agreement or applicable law if Guest's liability exceeds the amount of the Security Deposit.
Owner may document the condition of the Property before check-in and after check-out through photographs, videos, inspection reports, invoices, receipts, or contractor estimates, which may be used to support any claim against the Security Deposit.
If Owner determines that all or part of the Security Deposit will be retained, Owner will notify Guest at the email address or mailing address provided by Guest and include an explanation of the deductions together with any available supporting documentation.
